Staging your home to sell

Don’t you love when you go to visit new construction model homes? Everything is perfect, everything is in place, there is no clutter, and you feel like moving in that home asap. Well, then how about staging your home in same way when you are selling your home to attract potential buyers? Here are few tips.


Boost that curb appeal

Many potential buyers drive by homes they are interested in. If they see front yard with unmaintained lawn, trees, plants, and dirty windows, it makes them think that inside must be the same. So make sure they love what they see outside to lure them inside.

De-clutter

Inside, go room by room, and remove any unnecessary items that you won’t need between now and moving day. It’s good idea to even clean inside cabinets, pantries and closets that will give potential buyers the impression that your home has ample storage. And if you have a lot of stuff you cannot get rid of, you can rent that temporary storage places.

De-personalize

When potential buyers visit your home, they want to picture themselves living in your house. So if they see you family photos, your personalized items, everywhere, it can result in negative effect.

Neutral wall colors

If you have a red or blue wall, you need to tone them down. Repaint with some neutral colors. And that does not mean white walls. But that doesn't mean you need to go all white, either. Some rich mid-tone neutrals create a sophisticated backdrop for artwork to showcase and add warmth to the interior.

Create conversation spaces

If you do not already have it, create conversational spaces in living room, family room, or any other rooms. Buyers would want to picture themselves enjoying the home with their friends and family and any of these conversational spaces would be added bonus.

Deep clean

Clean. Clean. Clean. Cannot put enough importance to this. Clean windows, trims, fans, lights, dust from furniture, bathroom fixtures. A clean home tells potential buyers that you’ve taken great care of the property and everything should be well maintained in the house.

Ample lighting

A bright home is smiling home. Replace any burned-out lightbulbs, swap out for higher wattage bulbs, clean your windows, open the blinds, and don’t forget to turn on the all the lights before any showing.

Pet cleanup

Agree. You love your dog. Or cat. But those potential buyers may not. Or they may be even allergic to pets. It’s good idea to remove Make sure to clean the home thoroughly of any pet hair, etc. and remove those pets toys, or food dishes.

Bath towels

If you prefer, you can stage your master bath with new bath towels. Or you can use none. Just make sure there is no “still-drying” bath towel hanging in there in some messy way.

Cleanup closet

Buyers will peek into your closet. Make your closets look bigger than it is, by decluttering, getting rid of some heavy storage items. Sometimes, smaller closet space can be a show stopper in the deal.

Appealing artwork

Place something on the walls, stairs, passages, or a room entrances that draws the eyes. Make your visitors curious about moving in that direction to give them appealing home tour. Just make sure not to overdo it for negative effect.

Use those hidden spots

If you have nook hidden somewhere that you never used, but has the potential, then use it to your advantage. Show it off by setting a small work desk, or creating a storage area.

Set that dinning table

Small touches make big difference. A large dining table can look uninviting, A properly set up dinner table will give that family party feeling to potential buyers.
