Finding a home can be one of the most exciting experiences in your life. But the process can be quite stressful if not well planned and executed.
There are several steps to the buying process you will go through before you can move to your new home. We will be with you and guide you at every step in this process to make your experience a pleasant one.


Get pre-approved

You need to get pre-approved for the lender. This will help you plan for the home you can afford. After reviewing your finances (debt to income), the lender will hand you over a pre-approval letter which states exactly how much money you have been approved to borrow. It is very important to complete this process before you make an offer on a house as sellers won’t accept an offer without a pre-approval letter.

Finding the house

Based on your requirements, we help you find the perfect house you are looking for. No compromises made there. If we see something which is a red flag, we tell you upfront and advise you on. Unlike other agents, we do not believe in closing the deal and move on to the next client. We want you to get the best for your most expensive investment in life, enjoy your new home and not worry about the stuff that needs to be fixed later.

Purchase and Sale Agreement

Once you make an offer that is accepted by the seller, you enter into a legal contract known as a Purchase and Sale Agreement. This document outlines the specific terms and conditions of the transaction and is acknowledged by both parties by signing the document.

Home Inspection

Once the seller accepts your offer, a home inspector is hired to investigate every nook and corner to determine if the home needs any repair. An inspector will check items, such as the structure, plumbing, electrical, roof, heating system, water heater, and air-conditioning system. Later, you as a buyer will have a chance to negotiate with the seller to cover the costs of certain repairs or to ask for a concession on the sale price.

Negotiation

Negotiations can involve everything from settling on a sales price to concessions and financing. We, at Ved Realty, will guide you on the areas that we see are negotiable and what is the appropriate sale amount we should offer to the seller. Our experience in negotiating deals will save you money and help avoid issues like a fixer-upper that's more trouble later than they are worth.

Escrow (Settlement)

Once the offer is accepted and a closing date is agreed upon, escrow allows the seller and you to ensure all parts of the contract are complete. We will help you coordinate and completion of all necessary forms to the escrow company and monitor the escrow process until the transaction is complete.

Closing

At closing, all the paperwork is signed by the seller and you. Both parties pay any settlement fees and the documents are officially recorded. Before closing, you'll receive a settlement statement outlining any fees which may apply to you. After closing is finalized and recorded, the home is yours to enjoy!
